Our Process

We will take you on a smooth journey.

Our First Meeting

The first step in your journey with us is a simple chat, either at our studio or online — whichever is most convenient and comfortable for you.

This is a no-obligation chat where we hope you’ll share your wildest architectural dreams, hold nothing back in terms of your best-case scenario outcomes, and, of course, discuss anything that concerns you or functionalities you want included in your designs.

We will, in turn, walk you through how our design philosophies have informed the final product.

Pre - Design

Prior to design work beginning on your project, we will create a comprehensive brief which includes details relating to project feasibility and a full analysis of your build site.

Conceptual Phase

We conclude the initial stages of our process by identifying and detailing any potential constraints within the proposed site, aligning design solutions that address these constraints at a conceptual level, and drafting 3D concept drawings. This will include room-by-room design details.

At the end of this stage, your project will be defined sufficiently to clearly break down costs, understand the scope of work, and finalize the look and feel of the architecture.

Documentation Phase

During the documentation stage, we will create a detailed description of the building work that will eventually form the contract between you and your builder. This will include combining all schedules, drawings, contracts, and specifications as required/requested for your project. We will then present this to local authorities for approval where required.

Approvals

After submitting the detailed documentation in the previous step, we wait for permits to be granted. This can be a lengthy but crucial process, with your designer providing additional information to the authorities as needed to help conclude this process swiftly.
 

  • Complying Development Certificate (CDC) which can be a streamlined approach of approval for residential, commercial or industrial seeking approval from your local council or private certifier via the State Environmental Planning Controls.

  • Development Application (DA) seeks approval through your local council via the NSW Environmental Planning and Assessment Act 1979.

  • Construction Certificate (CC) usually follows after a DA approval and here is where we provide more detailed construction drawings.

  • State Significant Development (SSD) are applications determined by the Independent Planning Commission on certain sites deemed significant to the local area.

Construction Administration

In this final stage, we lock in a contractor to do your build - this may involve a bidding process where proposed work is submitted to several contractors, for you to then decide on the best proposal among them. At this stage, our lead designer will be with you and your builder throughout the fit out process to ensure that visions are aligned and what has been specified is managed.
